Open Dashboard

Log in to your Stayoa dashboard: https://app.stayoa.app/dashboard

Create New Property

1. Click on "Properties" in the sidebar
2. Click on "Create New Property"
3. Enter the following basic information:
   • Name: The name of your property
   • Type: Apartment, House, Villa, etc.
   • City: City or location
   • Country: Select country

Set Slug

The slug is the URL of your booking page:

• Example: your-villa → your-villa.stayoa.app
• Can only contain lowercase letters, numbers, and hyphens
• Must be unique

Address Information

Go to the "General" tab and add:

• Address: Full address
• Postal Code: Postal code
• Geo Coordinates: Latitude/Longitude (optional, helps with maps)

Property Details

Configure the amenities:

• Max Guests: Maximum number of people
• Bedrooms: Number of bedrooms
• Bathrooms: Number of bathrooms
• Beds: Number of beds

Check-in/Check-out Times

Set the times:

• Check-in: e.g., 3:00 PM
• Check-out: e.g., 10:00 AM

Manual Entry

Write an appealing description of your property:

• What makes your property special?
• What highlights are there?
• What's nearby?

Use AI Assistance (Optional)

Let the AI help you:

1. Click on "AI Description Generator"
2. Select language (DE/EN)
3. Select tone (Professional, Friendly, Exclusive)
4. Select length (Short, Medium, Long)
5. Click on "Generate"
6. Accept or edit the generated text

Add Images

Go to the "Images" tab:

1. Click on "Upload" or drag and drop images
2. Upload at least 3-5 high-quality images
3. Recommended resolution: At least 1920x1080px
4. Formats: JPG, PNG, WebP

Set Main Image

1. Click on the image you want to serve as the main image
2. Click on "Set as Primary"
3. This image will be prominently displayed on your booking page

Organize Images

• Reorder images via drag & drop
• Delete inappropriate images with the trash icon
• Categorize images by room (optional)

Set Base Price

Go to the "Pricing" tab:

1. Price per Night: Set your base price (e.g., 150 CHF)
2. Currency: Choose CHF, EUR, or USD
3. Min Nights: Minimum stay duration (e.g., 2)

Weekend Pricing (Optional)

Set higher prices for weekends:

• Friday Multiplier: e.g., 1.2 (= 20% more)
• Saturday Multiplier: e.g., 1.3 (= 30% more)

Activate Discounts (Optional)

Activate discounts for longer stays:

• Weekly Discount: e.g., 10% from 7 nights
• Monthly Discount: e.g., 20% from 28 nights

Additional Fees

Add as needed:

• Cleaning Fee: One-time per stay
• Security Deposit: Blocked via Stripe hold
• Additional Guests: Fee per person over base guests
• Tourist Tax: Per guest per night

Connect Stripe Account

To receive payments:

1. Go to "Settings" → "Payments"
2. Click on "Connect with Stripe"
3. Follow the Stripe Connect onboarding
4. Verify your identity and bank account

Stripe Dashboard

After connecting:

• Click on "View Stripe Dashboard" to see payments
• All payments go directly to you (100% revenue)
• Stripe only retains the processing fee (approx. 1.4% + 0.25 CHF)

View Preview

Before you publish:

1. Click on "Preview" in the top right
2. Check your booking page
3. Test the booking form

Set Status to "Published"

1. Go to "General" tab
2. Change Status from "Draft" to "Published"
3. Click on "Save"

Share Booking Page

Your page is now live at:

• your-property.stayoa.app

Share the link:

• On social media
• In emails
• On your website

Import External Calendars

If you're also listed on Airbnb, Booking.com:

1. Go to the "Calendar" tab
2. Click on "Add iCal URL"
3. Paste your Airbnb/Booking.com iCal link
4. Click on "Sync Now"

Export Stayoa Calendar

To avoid double bookings:

1. Copy your Stayoa iCal Export Link
2. Paste it into Airbnb/Booking.com
3. Enable automatic synchronization (every 30-60 min)

Test Booking Form

As a host, you can:

1. Visit your own booking page
2. Select dates
3. See price breakdown
4. (Don't book yet, just test)

Monitor Booking Status

In the dashboard under "Bookings":

• PENDING: Waiting for payment
• CONFIRMED: Payment successful
• CANCELLED: Cancelled

Guest Access

Guests receive after booking:

• Booking Confirmation Email
• Token-based access to their booking
• Check-in Reminder 24h before arrival
