This guide will walk you through setting up your first property on Stayoa step by step. In about 15 minutes, you'll be ready to receive your first bookings.
- A Stayoa account (Register for free)
- Basic information about your property
- Photos of your property (at least 3-5 images)
Step 1: Create Your Property with Aria
Open Dashboard
Log in to your Stayoa dashboard: https://app.stayoa.app/dashboard
Start a new property
Click Properties → New property in the sidebar. You land on a single input — no form upfront.
Paste a link, or describe it
Already listed on Airbnb, Booking.com, or elsewhere? Paste the link — Aria detects the platform automatically and builds your booking page live in front of you: photos, text, amenities, all visible in real time. No listing yet? Choose "Describe it by hand" and write a short description of what you're offering.
Decisions, not a form
Aria only asks when something is genuinely uncertain — for example a price suggestion based on comparable nearby listings, or an extra language version it wrote that's worth a quick read. Anything unambiguous gets taken over directly.
Review the basics and finish
One last look at title, address, web address, capacity and texts — pre-filled, each field marked with where it came from. Photos, amenities and the translation review follow. Missing fields never block you, they land as Open Items. At the end: Save as draft or Publish.

Step 2: Configure Pricing
Set Base Price
Go to the "Pricing" tab:
- Price per Night: Set your base price (e.g., 150 CHF)
- Currency: Choose CHF, EUR, or USD
- Min Nights: Minimum stay duration (e.g., 2)
Weekend Pricing (Optional)
Set higher prices for weekends:
- Friday Multiplier: e.g., 1.2 (= 20% more)
- Saturday Multiplier: e.g., 1.3 (= 30% more)
Activate Discounts (Optional)
Activate discounts for longer stays:
- Weekly Discount: e.g., 10% from 7 nights
- Monthly Discount: e.g., 20% from 28 nights
Additional Fees
Add as needed:
- Cleaning Fee: One-time per stay
- Security Deposit: Blocked via Stripe hold
- Additional Guests: Fee per person over base guests
- Tourist Tax: Per guest per night
Step 3: Set Up Stripe Connect
Connect Stripe Account
To receive payments:
- Go to "Settings" → "Payments"
- Click on "Connect with Stripe"
- Follow the Stripe Connect onboarding
- Verify your identity and bank account
Stripe Dashboard
After connecting:
- Click on "View Stripe Dashboard" to see payments
- All payments go directly to you (100% revenue)
- Stripe only retains the processing fee (approx. 1.4% + 0.25 CHF)
Step 4: Review and Share
If you clicked Publish right away back in Step 1, your page is already live — this step is just a check. If you chose Save as draft instead, this is where you finish publishing.
View the preview
Open the Preview tab on your property, or click Preview from the property list. Check the page exactly as guests will see it — drafts can be previewed too.
Publish if needed
A draft is only visible to you. Change its status from the Overview tab: from Draft to Published.
Share your booking page
Your page is live at:
your-property.stayoa.app
Share the link:
- On social media
- In emails
- On your website
Step 5: Set Up iCal Sync (Optional)
Import External Calendars
If you're also listed on Airbnb, Booking.com:
- Go to the "Calendar" tab
- Click on "Add iCal URL"
- Paste your Airbnb/Booking.com iCal link
- Click on "Sync Now"
Export Stayoa Calendar
To avoid double bookings:
- Copy your Stayoa iCal Export Link
- Paste it into Airbnb/Booking.com
- Enable automatic synchronization (every 30 min)
Step 6: Receive Your First Booking
Test Booking Form
As a host, you can:
- Visit your own booking page
- Select dates
- See price breakdown
- (Don't book yet, just test)
Monitor Booking Status
In the dashboard under "Bookings":
- Pending: Waiting for payment
- Confirmed: Payment successful
- Cancelled: Cancelled
Guest Access
Guests receive after booking:
- Booking Confirmation Email
- Token-based access to their booking
- Check-in Reminder 24h before arrival

Troubleshooting
Problem: Booking Form Not Displayed
Solution:
- Status must be set to "Published"
- At least 1 image uploaded
- Price must be configured
Problem: Payment Fails
Solution:
- Stripe Connect must be fully set up
- Verify your bank account in Stripe
- Check Stripe Dashboard for details
Problem: iCal Sync Not Working
Solution:
- Check if URL is correct
- Click on "Sync Now" for manual synchronization
- External calendars can take 30-60 minutes
