Properties are your accommodations that you rent and manage.
Creating a Property
Open Properties in the sidebar and click New property (you'll also find the same shortcut in the view switcher at the top of the sidebar and in the quick-add palette).
You land on a single input: "What are we setting up?" No form, no fork to choose upfront — Aria detects what you typed as soon as you type it:
- an Airbnb link
- a Booking.com link
- any other link to your existing listing
- or free text, if your accommodation isn't listed anywhere yet ("Describe it by hand")
You can also drop photos straight into the field.
Import from an existing listing
The most common path. Once you paste a link, Aria builds your booking page live in front of you — on the left you see what Aria is reading right now (photos, text, amenities, price), on the right the preview of your page assembles in real time.

Paste the address of your existing listing. Aria detects which platform it's from automatically.
Aria reads the listing
Photos are downloaded, text and amenities are taken over, both language versions are prepared. Whatever Aria genuinely doesn't know — for example the price, if the source hides it — stays visibly open rather than getting guessed.
Decisions, not a form
Aria only asks when something is genuinely uncertain — with a reason for the suggestion. Typically: a price suggestion based on comparable nearby listings, or a German or English text version Aria wrote for you and that's worth a quick read. Anything unambiguous gets taken over directly and stays reviewable under "X fields Aria filled in" — no field you have to fill in twice for no reason.
Review the basics
One last, pre-filled look at title, address, web address, capacity and texts. Every field shows where its value came from ("by Aria" or "by you" once you edit it). Only the street is typically empty — listings never expose that publicly. Missing fields never block you: they land as Open Items in your dashboard once you publish.
Finish photos, amenities and translations
Reorder the imported photos, pick a hero image, check the matched amenities, and compare the German and English text versions. A "Generate with Aria" button can write you a short tagline from the title and description when needed (Pro and above).
Publish
The summary shows you at a glance what's complete and what's still missing. Save as draft keeps the page private, Publish takes it live. From here it becomes a normal property in your dashboard, where you can keep refining it in the tabs below.
Imported text and photos come from your existing listing and are meant to speed up setup, not replace your own words. Check everything — especially prices, rules and descriptions — before you publish.
Describe it by hand
Without an existing listing, write a short description of what you're offering. Aria pulls out what it can clearly recognise (name, location, capacity), and you fill in the rest in the form.
Any draft can be parked with "Continue later" at any point — it waits for you (status chip up top, an entry in your property list, a count in Open Items) and picks back up automatically the next time you open "New property", right where you left off.
Property Tabs
Open a property and you'll find six tabs across the top. All of them save into the same property, so you can jump back and forth as you go.
1. Overview
The basics of the accommodation and where it is.
- Identity: Name, tagline, description and logo
- Location: Address, postal code, city, country, and the map position of the property
- Size: Maximum guests, bedrooms, beds and bathrooms
- Extras: Nearby places worth mentioning, and reviews you've collected on other platforms
2. Calendar & Pricing
Everything that determines what a stay costs.
- Base price: Your standard nightly rate and currency
- Seasonal rates: Different prices for defined date ranges
- Length-of-stay discounts: Reductions for longer bookings
- Fees: Cleaning fee, extra-guest fee, tourist tax and similar charges
- Smart pricing: Upper and lower limits for automatic price suggestions, plus a history of the adjustments Autopilot has made

3. Content & Photos
How your accommodation presents itself to guests.
- Texts: Tagline, description and highlights — each maintained in German and English
- Amenities: Pick what your accommodation offers from the amenity list
- Photos: Hero image and gallery, uploaded and reordered by drag & drop
- House details: House rules and your standard check-in and check-out times
4. Rules
The conditions a booking has to meet.
- Booking rules: Minimum and maximum stay, guest limits, and whether bookings need your approval
- Cancellation policy: Choose a preset or define your own refund terms
- Deposit: Optional security deposit
- Guest information: Access code, Wi-Fi details, parking notes and arrival instructions — shared with guests once their booking is confirmed
5. Website
Where your booking page lives and how it's found.
- Subdomain: Every property is reachable at
your-slug.stayoa.appfrom day one - Custom domain: Connect your own domain and follow the guided verification (available on Pro and above)
- SEO texts: Page title and meta description shown in search results
- Preview: See how the entry will look before search engines do
6. Preview
Design and appearance of your booking page.
- Template: Choose the layout your booking page uses
- Styling: Colours, typography and branding
- Live preview: See changes as you make them
- Publish state: See whether the page is currently live
Property Status
- Draft: Only visible to you, not bookable
- Published: Publicly visible and bookable
- Archived: Only visible to you, not bookable
You can change the status from the Overview tab.

Preview
- Opens the booking page in a new tab
- Works for drafts too
- Shows the live view exactly as guests see it
Duplicate
- Creates a copy with all settings
- Needs a new web address
- Photos are copied along
Delete
- Irreversible
- All property data is removed
- Existing bookings are kept for your records
Deleting cannot be undone. Archive the property instead if you might need it later.
