The Pricing System enables flexible pricing.

Base Pricing

Price per Night: Base price in CHF, EUR or USD Minimum Nights: Minimum stay duration — a single property-wide value; Seasonal Pricing periods set a different nightly price but do not carry their own Min. Nights override.

Weekend Pricing

A single toggle applies one weekend multiplier to both Friday and Saturday nights — you set one weekend price, not separate Friday/Saturday rates.

Base Price: 150 CHF
Weekend Multiplier: 1.3

Monday-Thursday: 150 CHF
Friday: 195 CHF (150 × 1.3)
Saturday: 195 CHF (150 × 1.3)
Sunday: 150 CHF

Seasonal Pricing

Period-based prices for high season, holidays, events.

Base Price: 150 CHF
Min. Nights: 2

Seasonal Period: 01.07. - 31.08.
Price: 220 CHF

→ In July/August: 220 CHF/night, minimum 2 nights (property-wide Min. Nights applies)
→ Rest of year: 150 CHF/night, minimum 2 nights

Priority

1. Per-night price override (set individually via the nightly price editor, or written by the Pricing Autopilot): Highest priority — overrides everything below for that specific date
2. Seasonal Pricing: Applies to any night in the period without its own override, and takes over the night entirely — a Friday or Saturday inside a Seasonal Period gets the seasonal price, not the seasonal price times the weekend multiplier
3. Weekend Pricing: Only applies to a Friday/Saturday that has neither an override nor a seasonal match
4. Base Price: Default

Discounts

Discounts for longer stays:

• Weekly Discount: From 7 nights (e.g., 10%)
• Monthly Discount: From 28 nights (e.g., 20%)

Base Price: 150 CHF/night
Weekly Discount: 10%
Monthly Discount: 20%

5 nights: 750 CHF (no discount)
7 nights: 945 CHF (150×7 - 10% = 1050 - 105)
30 nights: 3600 CHF (150×30 - 20% = 4500 - 900)

Fees

• Cleaning Fee: One-time per stay (e.g., 80 CHF)
• Security Deposit: Set in the Rules tab, not here — shown to the guest as its own line item, held but never charged automatically. There is no Stripe authorization hold or automatic release; enforcement is currently informational only.
• Additional Guest Fee: Per additional guest per night (e.g., 25 CHF)
• Tourist Tax: Per guest per night (e.g., 2 CHF)

Price Calculation

This is how the total price is calculated:

Calculation Order

Per night, the effective nightly rate is resolved first (per-night override → Seasonal Pricing → Weekend Pricing → Base Price, per the priority above — never combined), then summed and adjusted:

1. Effective nightly rate for each night, summed over the stay
2. - Discounts (Weekly/Monthly)
3. + Cleaning Fee (one-time)
4. + Additional Guest Fee (if applicable)
5. + Tourist Tax (guests × nights)
6. = Total Price

Price Calculation Example

Property: Villa Alpenblick
Base Price: 150 CHF/night
Seasonal Period (July): 220 CHF/night
Weekend Pricing: Sat 1.3 (only applies outside the Seasonal Period)
Weekly Discount: 10%
Cleaning Fee: 80 CHF
Additional Guest Fee: 25 CHF (from 3rd guest)
Tourist Tax: 2 CHF per guest/night

Booking:
- Period: 10.07. - 17.07. (7 nights, all within the July Seasonal Period, incl. 1 Sat)
- Guests: 4

Calculation:
Nightly rate: every night in this range falls inside the Seasonal Period,
so all 7 nights use 220 CHF — the Sat weekend multiplier does not apply
because Seasonal Pricing already won that night.
Accommodation: 220 CHF × 7 nights = 1540 CHF
Weekly Discount: -10% = -154 CHF
Cleaning: +80 CHF
Additional Guests: (4-2) × 25 × 7 = +350 CHF
Tourist Tax: 4 × 7 × 2 = +56 CHF

Total: 1872 CHF

Price Preview

Next to your pricing settings you always see a live preview of what your rules produce:

• This week: the nightly price for each of the next seven days, with weekend nights and seasonal periods marked
• Price breakdown: an example stay showing accommodation, length-of-stay discount, cleaning fee, additional guest fee, tourist tax and — if you charge VAT on top — a VAT line
• Total and effective price per night for that example stay

The preview updates as you change values, so you can see the effect of a new base price or multiplier before saving.

Dynamic Pricing

Dynamic Pricing is live. Instead of adjusting rates by hand, you set guardrails and let the Pricing Autopilot work within them.

Guardrails

• Minimum nightly price: the lowest rate that may ever be applied
• Maximum nightly price: the highest rate that may ever be applied

The Autopilot will never propose or apply a price outside these two values.

Automation level

• Suggest only: you receive recommendations and decide yourself
• Approval required: changes are prepared and wait for your confirmation
• Fully automatic: changes are applied within your guardrails
